This tract consists of Parcel 80, with 2,500 deeded acres, and Parcel 79, with 1,959 deeded acres. The top of the map shows the Rio Hondo River and the irregular shape of the large fresh water lagoon, of which almost two miles is located on parcel 80 of the property.

Land in Production

The cross hatched area shows the approximately 1,350 acres of land that has been developed and in production with crops of sorghum, corn, soy beans, and experimental crops of wheat.

The property has at least three large year around springs that would be excellent for the development of a tilapia fresh water fish farm that could be easily integrated into the farm's irrigation system.

Access to Labor, Machinery, and Supplies

The map shows the land is in close proximity to the August Pine Ridge Community, less than 1.5 miles, which has a supply of year-round and seasonal labor necessary for the labor intensive crops.

The Mennonite community of Shipyard is at the bottom of the map. This community, located within two miles of the land, has the skills and supplies for the repair and maintenance of the majority of the machinery and equipment necessary to farm. If you need heavy equipment to clear land, excavate a canal, or dig a pond, these people will have the equipment, knowledge, and skills to get it done at a reasonable price.

Most of the labor, fuel, fertilizer, parts, groceries, and personal items are within a 10 to 15 minute drive from the farm.

Excellent Soil Features

The soil map of this parcel shows the majority of the soil on this farm is of the color blue on the soil legend.

The character of this soil is that they are formed from hard Miocene limestone, Cemented Conglomerate. These form the Puluacax Yaxa principal soil series.

The important feature of this soil is that there are no major limitations for farm production, and this lends itself to Intensive Agriculture and Milpa Agriculture.

In short, some of the best farm soil in Belize.

Natural Vegetation

Presently the land that has not been cleared has deciduous seasonal forest or high Marsh Forest as natural vegetation.

As the soil is a sandy loam, the clearing is not as difficult as with the heavier soils. As the trees are cleared from the soil, roots attached in most cases, the clearing time and cost is 20 to 30 percent less.
