4,500 Acre Property For Sale

We have a large parcel of deeded land in Belize, Central America.

We have owned the land since 1991 and have always hoped to oversee the development of the land to some sort of ecotourism land management farming unit that would be profitable and sustainable, sharing both responsible farming and responsible environmental management in one unit.

The unit consists of a 4,454 acre tract bordering the Rio Hondo River. Approximately 3200 acres are suitable for intensive farming, 300 acres for improved pasture, and 1000 acres next to the Rio Hondo River with two lagoons, best suited to natural vegetation and wildlife.

The present use of the land is 1,350 acres in agricultural production and the remainder of the parcel is in natural vegetation.

My ambition has been to start commercial production of organic or non-genetic modified food production on some or most of the farmland, and once that income was stable, to start the development of the land next to the river with the lagoons into a protected and managed ecotourism area with tourism possibilities.

The land is excellent in regard to both agriculture production and untouched natural wildlife area.

Entrance to the Property

The property is fenced and gated with two entrances. The entire property consisting of two parcels is approximately 4 miles wide and 3 miles deep. The property is located 1.5 miles from the main road with good access. A domestic water well and corals are on the property.

Fenced Property Lines

Most of the surveyed and recorded property lines are fenced as is this picture of the top southern boundary. This picture is shot from the main gate looking to the west. This main gate is approximately 1.5 miles from August Pine Ridge Community located on the main road servicing Orange Walk and the Mennonite community of Blue Creek.

The Shipyard Mennonite Community is less than 2 miles from the property, with access to farm supplies, fertilizer, fuel, mechanic shops, lathe and welding work, with parts in stock for most of the farming implements as well as grocery and personal supplies.

The August Pine Ridge Community offers resources for labor, skilled and unskilled, as well as phone, commercial water, and electricity infrastructure.
